Resumen

The costs in the use phase of buildings are a fundamental part of the costs incurred during their life cycle. Performance-based building design involves considering different factors of post-construction building performance, including cost. This paper investigates the implications of Building Information Modelling (BIM) design on post-construction cost performance in buildings. The literature review revealed performance factors to be next verified and evaluated by experts to rank their importance. This assessment was implemented through semi-structured interviews under a risk assessment approach according to the ISO-31000 standard. The results of this research highlight the different applications of BIM to achieve post-construction cost reductions in buildings. The most important factors concern the role of BIM in detecting interferences between building components that result in repair costs, and in providing information for more efficient use, maintenance, building management, refurbishment, renovation, and retrofitting of the building.
